The job

The scope

A 1964 ranch in north Raleigh with the original fuse panel, cloth-sheathed branch circuits at the panel, and an owner who works from home and had lost three days of work to outages in the previous year.

Two jobs, done together because doing them separately means paying for the same utility disconnection twice.

The challenge

A panel upgrade on a house of this age is never only a panel upgrade.

The existing service entrance was undersized for the modern load, the meter base was weathered, and there was no grounding electrode system that met any current requirement: one clamp on a water pipe that had been partly replaced with plastic twenty years earlier, so most of the grounding path went nowhere.

Then the branch circuits. Cloth insulation at the panel end is brittle, and every conductor that has to be re-landed in a new panel is a conductor that can crumble while you are moving it. Some of these needed extending with a proper junction rather than being stretched into a new position.

The generator added the utility coordination problem: a service change and a new transfer switch means a disconnection, an inspection and a reconnection, all of which have to line up on the same day or the house is without power overnight in January.

What we did

Nathan Kwon did an inspection first and priced the work from what he found rather than from what the owner had described on the phone.

Then a full service upgrade: new meter base, new service entrance conductors, a new load centre with arc fault and ground fault protection where required, a proper grounding electrode system with two driven rods and a bonded water pipe, and every circuit re-landed, tested and labelled with a printed schedule inside the door.

The standby generator went on a pad at the side of the house with an automatic transfer switch beside the new meter. It carries a selected load rather than the whole house, and the owners chose which circuits, which is a conversation worth having properly because the honest answer is that whole-house standby costs considerably more than most people expect.

The gas connection for it was run by our own plumbing crew, which is the reason the two trades did not spend a week blaming each other for the schedule.

The outcome

Five days, with the disconnection, inspection and reconnection all on day three and power restored that evening. Inspection passed first time.
