Working in Cary

Cary is the most regulated place we work, and that is the single most useful thing to know before planning anything visible from outside. The town has an appearance ordinance with real teeth, and most neighbourhoods sit under an HOA with its own architectural review on top. Neither is an obstacle if you allow for it. Both are expensive if you do not.

Approvals come first

For exterior work, the sequence is approval, then permit, then construction. A shingle colour, a fence style and height, a deck stain, a paver type, a satellite dish position: all of these can be governed by covenants, and an HOA that has to be asked afterwards is an HOA that can require you to undo the work.

We will tell you at survey which approvals we think apply and we will supply the product data, specifications and drawings a review board asks for. What we do not do is submit on your behalf or argue your case, because the covenant is an agreement between you and your association and we are not party to it. Approval timelines run from a fortnight to a couple of months depending on the board's meeting cycle, and that time is not compressible by anyone.

The practical consequence is a longer lead time here than anywhere else we work. A roof replacement in Raleigh can be surveyed and scheduled inside a fortnight; the same job in Preston or Lochmere might wait six weeks for a colour approval before a single bundle arrives. We build that into the schedule at quote stage rather than letting it look like our delay.

The housing stock

Cary is overwhelmingly 1980s onward and consistently built, which makes the work predictable in a way older cities are not. The dominant pattern is the replacement cycle arriving all at once: Preston, MacGregor Downs, Lochmere and Kildaire Farms were built out over a few seasons each, so their roofs, HVAC systems and water heaters reach the end of life together, street by street.

Newer western Cary, Amberly and Weldon Ridge and the developments toward the Chatham line, is younger and mostly still in warranty for the building envelope. The work there is additions rather than replacements: decks, patios, screened porches, EV chargers and finished bonus rooms.

Downtown Cary is the exception to all of this. The older houses around Academy Street and Chatham Street are genuinely old, they are not covered by a modern HOA, and they need the same careful approach as inside-the-beltline Raleigh.
