Holly Springs has the youngest housing stock of anywhere we cover. Almost nothing here predates the mid 1990s and a great deal of it is under fifteen years old. That single fact changes what we are usually asked to do: less repair, more building, and a lot more conversations about whether something is our job at all.
Warranty comes first
On a house under ten years old, our first question is whether the problem is yours to pay for. North Carolina builders typically warrant workmanship for a year, systems for two and structure for ten, and the specifics are in the paperwork you were given at closing.
We will tell you when we think you have a warranty claim, and we will put the diagnosis in writing so you can take it to the builder. That is the report you are paying the diagnostic fee for, and it is often worth several thousand dollars to you. What we will not do is quietly carry out a repair the builder owes you, because the moment we touch it the claim gets harder to make.
The common ones on houses of this age: an HVAC system that has never cooled an upstairs bedroom properly, which is usually a design or duct-sizing fault rather than a failure; nail pops and drywall cracking from normal settlement; and grading that sends water toward the house rather than away.
What we actually do here
The bulk of our Holly Springs work is discretionary rather than urgent. Decks and screened porches on houses built with a builder-grade patio slab and nothing else. Patios and paver work. Fencing, usually the first thing a family does after moving in. Finished bonus rooms above garages. EV chargers, at a higher rate than anywhere else we cover, because the housing is new enough to have panel capacity and the demographics run that way.

The first replacement cycle
The older end of the town, the late 1990s developments, is now reaching the point where original roofs, HVAC systems and water heaters need replacing. This is the first time these houses have needed that, and it takes owners by surprise. A twenty-five year architectural shingle roof installed in 1999 is at the end of its warranted life now, whatever it looks like from the ground. An inspection tells you where you stand, and we are as willing to say "four more years" as we are to quote the work.
