Working in Garner
Garner is the part of our coverage area with the largest share of mid-century housing, and it is under-served for it. A good deal of the town is 1960s and 70s ranch houses on generous lots, and that is an awkward age: too new to attract the specialists who like old houses, too old for the contractors who prefer working on ten-year-old developments. We are happy working on them, and they have a consistent set of needs.
What a Garner ranch house needs
The pattern repeats street by street in Vandora Springs, Heather Hills and the older parts of the town. Original single-pane aluminium windows, still functional and thermally hopeless. Cast iron drain stacks reaching the end of their service life. Panels of an age where obsolete brands turn up, and Federal Pacific in particular is common enough here that we check for it as a matter of course on any electrical visit. Crawlspaces without a vapour barrier, which in this climate means damp subfloors and the smell that goes with them.
The good news about the same houses: they are simply built, one storey, with accessible attics and crawlspaces and generous room around the mechanicals. Work that would be awkward and expensive in a tight two-storey house is straightforward here. Ductwork can be reached and rebalanced properly, a panel upgrade does not involve a scaffold, and a whole-house repipe is a fraction of the disruption it would be elsewhere, because almost every run is reachable from below.
Water, and the one thing to check
Garner is the flood-prone corner of our coverage. Parts of the town sit near Swift Creek and its tributaries, and low-lying properties here take water in a way that most of Wake County does not.
That drives more of our work than anything else. Sump pumps here are not optional equipment, and the single most useful thing we do is fit a battery backup, because the storm that floods your crawlspace is very often the storm that takes your power out, and a mains-only sump pump in a power cut is an ornament. If you are on a low lot, ask us to check the pump and the backup at any visit, and test it yourself before hurricane season rather than during it.
Grading and drainage matter here more than in any other city we cover. Downspouts discharging at the foundation, a patio built with fall toward the house, or a regraded neighbouring lot can each turn a dry crawlspace into a wet one.
