    Six weeks, and it finished on the day they said it would at the start. Priya ran the job she quoted, which meant I never had to explain anything twice. The permit timeline was in the first estimate, so the four week wait before demolition was expected rather than a shock.

    They opened the wall, found rot around the old shower pan that nobody could have known about, stopped, photographed it, priced the extra work and waited for my answer before continuing. That is the entire reason I trust the final bill.

    The finished room is exactly what we wanted and the crew were polite and punctual for eight weeks straight, which is not nothing. The dust was worse than we were led to expect and it got upstairs, into a wardrobe and into the return vent. Better sheeting at the start would have saved a lot of cleaning at the end.

    Otis, thank you, and the dust is a legitimate complaint. We used containment sheeting and a dust extractor on the framing and drywall phases but not during the concrete work at the start, and that is where most of it came from. We have added negative air containment to the standard scope on any basement job that begins with cutting concrete, and it is priced in rather than extra. Priya Raghunathan, Construction Lead.

    A sunroom addition on a house with an awkward roofline. They engineered the tie-in properly instead of doing the cheap thing, pulled the permit, met the inspector and passed first time. Two years of rain since and not one leak.

Why the low ones are still here

Three of these are not five stars, and each of the three names something we got wrong: an equipment lead time we did not pass on, dust containment we should have specified from the start, and an insurance claim where we did not explain our own limits clearly enough at the first visit. All three are answered in public, by name, by the person responsible for fixing it.

A wall of five star reviews tells you nothing except that somebody curated the wall. What is useful is seeing what happens when a job goes sideways, because that is the part you cannot predict when you choose a contractor.
