    Full tear off and replacement on a two storey house in four days. The estimate was itemised down to the valley metal and the final invoice matched it. They also found and replaced two sheets of soft decking and showed me the photographs before charging for it.

    The documentation they produced was genuinely excellent and my adjuster said so. Where this fell short was expectations. I understood that they would handle the claim, and what they actually do is supply photographs and a scope and then step back, which left me arguing with my insurer for six weeks on my own. The repair, once approved, was quick and well done. I would use them again knowing what I know now.

    Trevor, this is fair and I am sorry the claim was harder than it needed to be. We do not negotiate with insurers, and that is a deliberate limit rather than an oversight, but you are right that we did not make it clear enough at the first visit what that would mean for you in practice. We have since changed how we explain it: the estimator now walks through what we supply, what your adjuster decides, and where a public adjuster fits, before any documentation is produced.     Water stain appeared on the landing ceiling after a week of rain. They traced it to a cracked pipe boot two feet up-slope from where the stain was, which is not where I would have looked. Repaired the same visit and the ceiling has stayed dry through everything since.

    A limb came through the roof during an ice storm at night. They were clear on the phone that Chapel Hill is emergency only for them and that they would not be back for the permanent repair, which I appreciated knowing up front. They tarped and dried it in, and it held until my regular roofer could get here.

Why the low ones are still here

Three of these are not five stars, and each of the three names something we got wrong: an equipment lead time we did not pass on, dust containment we should have specified from the start, and an insurance claim where we did not explain our own limits clearly enough at the first visit. All three are answered in public, by name, by the person responsible for fixing it.

A wall of five star reviews tells you nothing except that somebody curated the wall. What is useful is seeing what happens when a job goes sideways, because that is the part you cannot predict when you choose a contractor.
